Oddly enough, I was expecting ACT prices to be higher than that, but it looks like Theodore is a fair way out from the CBD ? (the ad says 19.2km - on the other hand, all the houses we've been seriously considering buying are Nunawading or beyond, i.e. 20-24km out - but on the train line, which is handy)
